Terms of Use

WholeFlow is a direct home buyer. We purchase residential properties directly with our own capital. We are not a licensed real estate broker or agent in Florida, Texas, or Georgia, and we are not a wholesaler license holder in any jurisdiction that requires one. Nothing on this site constitutes brokerage, agency, or legal or tax advice, and nothing on this site creates an agency relationship between you and WholeFlow.

Submitting a form does not obligate WholeFlow to make an offer on your property. We may decline to make an offer for any reason, including if we cannot verify the property's condition or title, or if the property is outside the markets we serve.

Any range, timeline, or example shown on this site — including phrases such as "typically within 24 hours," "typically 7–14 days," or "cash offer" — is illustrative. Actual offers depend on the property's condition, title status, local market, our acquisition criteria at the time of inquiry, and other factors. We do not guarantee an offer amount or a closing date until you have signed a written purchase agreement.

WholeFlow may assign its purchase contract to a vetted third-party buyer who will take title at closing. If an assignment occurs, you still deal with one entity on documentation, your net proceeds under the contract do not change, and WholeFlow (or its assignee) remains a direct cash buyer on the other side of the contract.

WholeFlow does not charge you any fee for an assignment. Any assignment fee paid in connection with the transaction is paid by the end-buyer to WholeFlow, not by the seller.

We do not charge you a real estate commission. We make money as the buyer — typically as part of the price we pay for the property, or via an assignment fee paid to us by the end-buyer (never by you). You remain responsible for any standard seller-side closing costs that apply in your jurisdiction (such as recording fees, prorated taxes, or unpaid liens), and we will identify those in the closing disclosure before you sign.

Properties are purchased as-is. You are not required to make any repairs, and the offer prices in the condition we observe. Inspection-based renegotiation after a signed contract is not how we work.

By submitting a form on this site, you consent to receive phone calls, text messages, and emails from WholeFlow (and any representative acting on our behalf) related to your request. Standard message and data rates from your carrier may apply. You can revoke this consent at any time — reply STOP to opt out of texts, follow the unsubscribe link in any email, or contact us directly at the address below.

Your use of this site is also governed by our Privacy Policy, which describes how we collect, use, and protect information you submit.

This site is provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including without limitation warranties of merchantability, fitness for a particular purpose, and non-infringement. To the maximum extent permitted by law, WholeFlow is not liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of this site, even if WholeFlow has been advised of the possibility of such damages.

We may update these Terms of Use from time to time. Material changes will be posted here with an updated "Last updated" date above. Continued use of the site after an update constitutes acceptance of the revised terms.
